A fire-rated door is not a door with a sticker on it. It is an assembly — slab, frame, hinges, closer, latch and seals — and it only carries its rating when every component is correct and installed the way the listing specifies.
This matters most on legal basement suite conversions, where the inspector will look at the whole assembly and where getting it wrong means failing the permit and doing it twice.
Legal basement suites
Calgary's secondary suite requirements include separation between the suite and the rest of the building, and the door between them is a central part of that separation. It has to be a rated assembly, it has to be self-closing, and it has to latch on its own every time.
We install these to the permit requirement, with the closer and latch set so the door actually performs rather than merely appearing to. The most common failure at inspection is a door that does not fully latch under its own closer.
Mechanical rooms and multi-unit
Furnace and mechanical rooms, shared corridors, and doors between units all carry rating requirements. The principles are identical: the correct assembly, installed complete, with the closing and latching hardware set properly.
Where a building has an existing rated door that has been modified — a hole cut for a cat flap, a closer removed, a latch disabled — the rating is void, and we will tell you so.
Working with your permit
We install to the requirement set out in your permit and leave the assembly in a state that can be inspected. If you are partway through a suite conversion and unsure what the door needs to be, bring us the permit drawings and we will read them with you.
